Dedicated Property Manager

Each home will be assigned a dedicated manager. This ensures the continuity of care for the home and guarantees each guest is speaking with a manager who knows the home well.

Professional Maintenance & Cleaning

Our local cleaners and maintenance professionals are an extension of the team and uphold the Unwind standard. In addition to performing inventory and damage inspections after each stay, our managers consult with home inspectors regarding major home repairs to ensure the most cost-effective and appropriate solution is presented to the owner.

Utility, Permit, License, and Entity Registration Assistance

When we say full-service, we mean full-service. If you are purchasing a new vacation rental, our team will review city, county, and state ordinances, permit rules, and licensing requirements to ensure your home is operating in compliance with local authorities. We will also reach out to utility companies on your behalf to transition and set up services. In addition, if you are purchasing your home with an LLC, we will provide guidance as it relates to entity registration for your state.

Collect and Remit Lodging Taxes

Overseeing the operations of a property is one thing but collecting and remitting the correct taxes is not as easy as it looks. Thankfully our team of CPAs will work diligently to collect and remit the correct amounts on time.

Financial Reporting

As an investor, the only way to know if your investment is performing well is to have clear and accurate financial reporting. Our CPAs deliver monthly profit/loss statements and detailed transaction reports for every owner. If you’re not used to reading financial statements, our team will gladly walk you through each line item to ensure you have a clear understanding of how your investment is performing.

Concierge Services

Our team is here to make life as easy as possible for every guest that enters your home. If the guest would like for our team to arrange bike rentals, recommend an in-home chef, coordinate a grocery delivery, or make a reservation, we are here to help. Through our custom phone application, all guests will have the ability to request additional firewood, early check-in or late check-out, and many other items. We make it our goal to anticipate the needs of guests rather than simply responding as needed.

Active Pricing

Dynamic pricing tools are used to automatically adjust pricing based on supply and demand in event-driven markets. Algorithm-based pricing models are monitored and adjusted manually by our team to guarantee prices are not higher or lower than they should be for future dates. Rather than lowering rates to maximize occupancy and attract the wrong clientele, we target a lower occupancy of 75%, which produces similar revenue with less wear and tear on the home.

Security

Know your guests before giving them access to your property. Inside the Guest Portal, we vet your guests, dynamically changing the portal’s verification process based on the reservation’s risk level, as determined by Autohost’s Screening AI.  We validate your guest’s ID document and match it with a selfie to verify their identity.  We perform a deeper historical analysis of the guest, searching criminal databases and records. All guests will acknowledge and agree to your house rules via a legally binding usage agreement. We also flag suspicious online activity and/or attempts by the guest to evade identification and validate all payments to prevent chargebacks. For high-risk reservations, we increase the friction in the verification process, so you have the documentation and evidence you need for a hassle-free cancellation or chargeback dispute. Design Services

We pride ourselves on having a good eye for design and feel we have a good understanding of what will help your home rent and sell well in the future. First and foremost, a successful vacation rental must be dressed to impress. It’s critical to own a design-forward and updated home if you wish to maximize the return on your investment. Our team leverages the talent of professional interior designers and architects to make sure your property is at the top of everyone’s list. Unwind has Trade discounts with high-end furniture companies like RH, Arhaus, CB2, Crate & Barrel, Rove, Minted, Pottery Barn, West Elm, Williams-Sonoma, and more. Though we charge 20% of the cost for design services, after discounts are applied, the cost is similar to what it would be if you were ordering the furniture on your own.

If you would like to take a more active role in managing your home so that you can save money and qualify for certain tax benefits, but you also want your home listed on 70+ websites, a 24/7 answering service, and all messaging through one app, then the Co-Host Model may be just what you need.

Online Owner Portal

Through the owner portal, you’ll be able to message every guest inquiring about your property through one app. In addition, by communicating with guests, you will be able to track maintenance, manage calendars, finalize reservations, and review financial data for all of your properties. The owner portal is available to Co-Host and Full-Service owners; however, certain features and permissions will be turned off for customers in the Full-Service model since Unwind will be handling all messages and reservations on their behalf.
